UK citizen residing overseas and looking to buy a home for your family in the UK? Our Expat Residential range could be right for you. Available to those looking to purchase a home or remortgage an existing property.

What's an Expat Residential mortgage?

Our Expat Residential mortgages are designed to cater for the needs of UK nationals currently living abroad who have family members residing in England or Wales. This mortgage solution enables expats to provide a comfortable home for their family members to live in while they’re away, or to use as a UK base.

However, it’s important to note that only immediate family members, such as a wife, husband, partner, or children can reside in the property unless they’re named on the mortgage. Additionally, this mortgage cannot be used if the intention is to charge rent.

Can I use an Expat Residential mortgage for a holiday home?

No, our Expat Residential mortgages can’t be used to purchase a UK holiday home. This type of mortgage is exclusively for UK nationals living abroad who are purchasing a main residence for their immediate family to live in, or to by a home to use as a UK base.

Can I rent out my property if I have an Expat Residential mortgage?

No. If you’ll be letting the property to tenants, you’ll need an Expat Buy to Let mortgage instead.

Could an Expat Residential mortgage be right for me?

There’s a range of eligibility criteria you’ll need to meet for our Expat Residential mortgage range. As a guide, you could be eligible for an Expat Residential mortgage with the Marsden if:

  • You’re looking to borrow at least £30,000
  • You’re looking to borrow a maximum of £750,000
  • Your property is worth at least £100,000
  • You’re looking to borrow up to 80% LTV on a repayment basis or 65% LTV on an interest only basis
  • You’re at least 25 years old (for joint cases, only one applicant needs to be 25 or over)
  • You have an annual income of at least £37,500 (whether you’re applying on your own or jointly)

Please note, if you’re looking to borrow against your home for a variety of reasons (home improvements for example), depending on the amount of the loan advance, documented evidence may be required to support the loan purpose.
