Things you should consider before proceeding with a rate switch...

There are a few things you need to know before proceeding with a rate switch. 

  • If the account is held jointly, the borrower requesting the switch is doing so on a joint borrower basis, and by requesting this, confirms the consent of both borrowers. 
  • You won't be able to change the repayment method or term of your mortgage using this service. If you'd like to make either of these changes, please apply online by visiting our 'Applying for changes to your mortgage' page.
  • Using this service means you're making your own decision about the appropriateness of the product. You're not receiving any advice and you're happy to proceed on this basis. You can read more about this below. 
  • If you decide to add the arrangement fee onto your loan, you'll be charged interest on the amount of the fee for the term of the mortgage.

Level of service

If you proceed with a rate switch, you're doing so on what's known as an 'execution only' basis. This means...

  • You're not receiving advice or a recommendation about whether the new product meets your specific needs. 
  • We won't assess the suitability of the product to your needs and circumstances. 
  • You're waiving any protection the Financial Conduct Authority regulations on mortgage suitability would bring you, and any subsequent complaints to the Financial Ombudsman.

There may be a cost to mortgage advice. The amount you pay will depend on your circumstances. The fee is up to 1% but a typical fee is 0.3% of the amount borrowed. Your adviser will talk you through any costs involved with the advice that will be provided.
